This distinguished, traditional sandstone villa arguably boasts some of the finest views towards the Lothians. The property nestles quietly amidst the rolling countryside yet is convenient for local amenities within Dunfermline, making this an ideal country retreat that also enjoys access to the main commuter route for the Forth and Kincardine Bridges. The property dates back to the early 1800s with a Georgian facade and cobblestone courtyard.

There are four entrances to the property which offers flexible living accommodation for one and has approved planning permission to split and convert to a steading conversion. There is a good-sized dining kitchen with wood-burning stove, a sunroom, lounge with another wood-burning stove, a separate dining room and the third bedroom all on the ground floor along with a family bathroom, larder cupboard along with other storage, a utility room and coal house/further utility room.

On the upper level, there are two further bedrooms and a second family bathroom, completing the accommodation on offer. There are outbuildings for various uses, all forming part of the original courtyard. The property is mostly double glazed and benefits from Calor gas heating (tank).

The delightful gardens surrounding the property are well stocked and have been carefully maintained over the years . They extend around the property and are mainly laid to lawn with mature shrubs and boarders. There is a beautiful patio area with original cobbles that was formerly the base of the original mill.

For the first four editions we are doing direct targeted distribution. The magazine is sent to 10,000 homeowners across the greater central belt, all of whom are either planning to sell, have just sold or have just bought a property. This strategic distribution will continue next year, however, we will also have it in the shops for sale by next summer. A smaller number also gets distributed to IFA's and brokers across the central belt.
